Utilities (water user & waste collection) and Property Taxes

 

Lions Bay utilities (water user and waste collecdtion) tax notices are mailed to home owners in early March.  Payment is due March 31 and if paid on time, home owners receive a prompt payment discount.  In 2008 the gross water, garbage and recycling rate is $750 per home with a prompt payment discount of $35 for a net amount payable of $715.

 

Lions Bay property tax notices were mailed in early June.  Property taxes are due on or before July 14 of the current year.  If the property tax payments are received after July 14 of the current year a 10% penalty is applied.  Home Owner Grants are available to qualifying homeowners to reduce the Basic School Tax Levy.  The application is on the reverse at the bottom of the property tax notice.  The following tax rates applied to properties in Lions Bay in 2008:

In addition homeowners in Kelvin Grove also pay a sewer parcel tax 

and sewer user tax.  The rates for 2008 are:
